If you’ve searched for a bunk bed in Dubai, you’ve probably noticed the market is flooded with everything from AED 400 flatpack options to AED 12,000 imports, and almost no one tells you which one will still be standing (and safe) three years from now in a UAE climate. In 20-plus years of building furniture for Dubai families, we’ve replaced more bunk beds than we care to count. Not because parents made bad choices, but because they weren’t given the right information upfront.
You can find the latest real estate regulations and property-related services on the Dubai Land Department (DLD) website.
This guide covers what actually matters: the safety standards that apply in the UAE, how to choose the right size for a Dubai apartment bedroom, which materials hold up in our heat and humidity, and what honest pricing looks like at every budget level. By the end, you’ll know exactly what to ask for, and what to walk away from.
Safety is not a category to compromise on when it comes to children’s furniture, and bunk beds are statistically one of the highest-risk furniture pieces in any home. In the UAE, there is no single mandatory local standard that governs all children’s furniture sold here, which means it falls on the buyer to know what to look for.
The benchmark most serious manufacturers reference is EN 747, the European standard for bunk beds. It sets specific requirements for guardrail height, ladder angle, gap spacing between structural elements, and load-bearing capacity. Any reputable bunk bed sold in the UAE should be able to meet these specifications, whether the manufacturer explicitly states it or not. If a retailer can’t tell you what standard their bunk bed is built to, that’s a red flag.
The Five Safety Checks Every UAE Parent Should Make
1. Guardrail height on the upper bunk
The guardrail on all open sides of the upper bunk should be at least 160mm above the top of the mattress. This is not negotiable. The gap matters too — no opening between the rail and the bed frame should be wide enough for a child’s head (larger than 60mm or smaller than 300mm creates entrapment risks). When you’re measuring or ordering, factor in your actual mattress thickness — a mattress that’s thicker than the manufacturer assumed can reduce effective guardrail height significantly.
2. Ladder angle and step depth
Ladders should be fixed at an angle between 65° and 75° from horizontal. A near-vertical ladder is harder for young children to climb safely. Each rung should be at least 20mm wide and capable of holding a minimum of 60kg without flexing. In custom work, we always build ladder rungs at 22mm minimum and set the angle at 70° , it’s the sweet spot between space efficiency and safe climbing.
3. Structural rigidity : the shake test
Any bunk bed should be completely rigid when you grab the upper bunk corners and apply lateral pressure. If there’s visible flex or any sound of the joints settling, the structure is not adequate. Dubai apartments are on higher floors than homes in many countries; the effect of movement (HVAC vibration, children bouncing) compounds over time on poorly jointed frames.
4. Clearance between bunks
The space between the underside of the upper bunk and the top of the lower mattress should be a minimum of 750mm. This allows a child to sit upright comfortably without hitting their head, and gives adequate airflow, relevant in Dubai where even with air conditioning, mattresses need to breathe to prevent moisture buildup.
5. Weight limits, and being honest about them
Most bunk beds list a per-bunk weight limit of 80–100kg. In practice, if you have two children sharing plus occasional guests sitting on the lower bunk, cumulative dynamic load (jumping, shifting) is always higher than static weight. For families with heavier children or teens, we recommend specifying an 120kg+ rated frame with cross-slat support rather than a central rail.
What Age Is Actually Appropriate for the Upper Bunk?
The EN 747 standard and most child safety organizations agree: the upper bunk should not be used by children under 6 years old. In our experience working with Dubai families, the more useful question is not age but developmental readiness, can your child navigate stairs confidently, do they stay in bed when they’re supposed to, and do they wake up disoriented at night? Children who sleepwalk or have night terrors should not be on an upper bunk regardless of age.
For families with a toddler and a school-age child, a staggered bunk or loft bed configuration is often better, the older child gets the elevated sleeping space, and the lower section can be a play area or study zone until the younger child is ready.
Getting the Size Right for UAE Homes
This is where Dubai-specific knowledge becomes essential. Bedroom dimensions in UAE apartments are not the same as in European or American homes that most imported bunk bed designs are built around.
Standard Bedroom Sizes in Dubai Apartments
In a typical 1BR or 2BR Dubai apartment, the kind you’d find in Business Bay, JVC, or Al Barsha, a second bedroom runs between 2.8m × 3.2m and 3.2m × 3.6m. That sounds like enough until you add a bunk bed, a wardrobe, a study desk, and leave circulation space. The bunk bed’s footprint and its operational clearances (space to climb the ladder, space to walk around) need to be planned carefully.
In villa communities like Arabian Ranches or Mirdif, children’s rooms are more generous, typically 3.5m × 4m or larger, but you still need to account for ceiling height if you’re looking at triple bunks or loft configurations with a desk below.
Standard bunk bed sizes in the UAE market:
ConfigurationTypical Dimensions (L × W)Best For
Twin over Twin200cm × 90cmTwo children under 14
Twin over Full200cm × 90cm / 140cmShared room with age gap
Full over Full200cm × 140cmOlder children / teen siblings
L-shaped bunkVariableCorner placement, villa rooms
A 200cm × 90cm twin bunk is the most common in Dubai apartments, it fits a standard single mattress (available everywhere here), is proportionate to typical room sizes, and gives adequate sleeping width for children up to around 12–13 years old.
Ceiling Height : A Factor People Forget
Most Dubai apartments have floor-to-ceiling heights of 2.7m to 2.9m. A standard bunk bed with a mattress sits at around 1.65m to the top of the upper mattress. That leaves 1.05m to 1.25m of headroom above the upper bunk, adequate but not generous. If you have lower ceilings (some older buildings run at 2.6m), you need to verify clearance before ordering.
For loft beds with a study desk or sofa below, the loft platform height should ideally be around 1.5m to allow a child to sit upright below without feeling cramped. At 1.4m, a 10-year-old is comfortable; by 14, they’ll be hunching. Custom loft height, adjustable to your ceiling and your child’s age, is one of the most practical things we do in our workshop.
L-Shaped and Corner Bunk Configurations
In square or near-square rooms (common in villa children’s rooms), an L-shaped bunk, where the two sleeping surfaces are perpendicular rather than stacked directly; distributes the footprint more efficiently and is structurally more stable. It also allows each child a greater sense of their own sleeping zone.
The trade-off is that L-shaped bunks require more total floor space (typically a minimum of 3m × 3m room to work comfortably). If your room is a narrow rectangle, a traditional stacked bunk is the better call.
Materials: What Actually Holds Up in the UAE
Material selection for children’s furniture in Dubai is not the same decision as it would be in, say, London or Toronto. We’re dealing with extreme summer temperatures (outdoor air hitting 45°C and indoor environments cycled by air conditioning all day), year-round humidity that spikes in summer, and fine dust that works its way into every joint. Here’s how the main materials perform.
Solid Wood
Solid wood, whether pine, rubber wood, or hardwoods like teak, is the benchmark for durability and safety. It holds screws and dowels firmly over years of use, doesn’t off-gas formaldehyde, and can be refinished if it gets damaged. For bunk beds specifically, solid wood is our preferred structural choice.
The honest limitation in UAE conditions: solid wood moves. It expands and contracts with humidity changes, and in Dubai’s extreme swing between humid summer air and heavily air-conditioned interiors, you’ll hear occasional creaking in solid wood frames as they adjust. This is normal and not a structural problem, but it surprises parents who expect the silence of an engineered wood frame.
Pine is the most affordable solid wood option; it’s softer and dents more easily, but structurally sound for children’s weight. Rubber wood sits mid-range, denser than pine, better for joints. For premium custom bunk beds, we use beech or teak for structural members ; both are dense, stable, and exceptionally resistant to the humidity cycling that Dubai homes experience.
Price expectation for solid wood bunk beds in UAE: AED 2,800–8,000+ depending on wood species, size, and finish.
MDF (Medium-Density Fibreboard)
MDF is used in the vast majority of budget and mid-range bunk beds sold in the UAE. When it’s high quality and well-finished, it looks excellent and performs adequately for lighter children in stable environments. The problems we see repeatedly in our workshop:
Edge swelling. In rooms where air conditioning is inconsistent or where the room gets humid (families who leave windows open in summer, poorly insulated apartments), MDF edges absorb moisture and swell. This causes laminate to delaminate, joints to loosen, and drawers to stick.
Screw pull-out. MDF doesn’t hold screws as well as solid wood. After repeated assembly/disassembly ; common in Dubai’s transient expat community : MDF bunk bed joints become loose and the frame loses rigidity.
Formaldehyde off-gassing. Standard MDF contains urea-formaldehyde binders. In an enclosed, air-conditioned children’s bedroom, off-gassing can be significant, particularly in the first 6–12 months. Look for E0 or E1 rated MDF (low formaldehyde) if choosing this material.
Our recommendation: MDF is acceptable for panels, drawer fronts, and decorative elements, but structural members (posts, side rails, ladder) should be solid wood even in a mixed-construction bunk bed.
Price expectation for MDF bunk beds in UAE: AED 800–3,500.
Metal Bunk Beds
Steel frame bunk beds are genuinely durable, easy to clean, and unaffected by UAE humidity. They’re a practical choice for utility-focused environments. The downsides: metal conducts temperature (frames can feel cold in an over-air-conditioned room, warm in a room with sun exposure), they’re harder to customize aesthetically, and lower-quality metal frames develop squeaks at the joints as the paint wears between friction points.
For a child’s bedroom where design matters, metal frames tend to feel clinical. For a holiday home, a maid’s room bunk, or a beach house, they’re very practical.
Price expectation for metal bunk beds in UAE: AED 600–2,500.
Finish and Paint: What Works in UAE Conditions
Children are hard on furniture, and in Dubai’s dry AC environment, paint and laminate can crack more readily than in temperate climates. For painted finishes, water-based polyurethane topcoats hold better than solvent-based lacquers in UAE conditions, they flex slightly with the wood rather than becoming brittle. In our workshop, we apply a minimum of three coats on all children’s furniture and use a semi-gloss finish that’s wipeable but doesn’t show every fingerprint.
Avoid high-gloss lacquers on children’s bunk beds. They look beautiful for the first three months and show every scratch, scuff, and sticky handprint thereafter.
For natural wood finishes, a hard-wax oil is more forgiving than varnish, it can be spot-repaired without refinishing the entire piece.
Common Mistakes UAE Parents Make When Buying Bunk Beds
Mistake 1: Buying Based on the Showroom Photo
We see this constantly. A family comes in after buying a bunk bed online or from a mall store, asks us to assemble it, and the proportions are completely wrong for their room. The bed looks great in a staged photo against a white background; in a 3m × 3.2m Dubai apartment bedroom with a built-in wardrobe taking one wall, it’s overkill. Always measure your room, including ceiling height, before selecting a model. Draw the footprint on paper. Walk the space.
Mistake 2: Choosing a Mattress That’s Too Thick
The single most common safety error we encounter. A parent buys an 18cm or 20cm memory foam mattress to give the kids a comfortable sleep, entirely understandable, but the bunk bed’s guardrail was designed for a 12cm mattress. That 6–8cm difference means the effective guardrail height drops from 160mm above the mattress to potentially 80–100mm. That’s a safety failure, not a minor inconvenience. Standard bunk bed mattresses in the UAE should be 10cm to 14cm thick. If you want more comfort, there are quality mattresses in this range, don’t assume thicker equals better for a bunk bed application.
Mistake 3: Prioritising Price Over Structural Integrity
The AED 400–600 bunk beds available from certain discount retailers in Dubai are assembled with plastic connector fittings that degrade within 12–18 months under real-world use. We have seen structural failures in these beds, not theoretical risk, actual incidents reported to us by families asking for replacements. For a piece of furniture that a child sleeps 2–3 metres above a hard floor on, minimum viable quality is not a sensible savings strategy. Set a floor of AED 1,800–2,000 for the bed frame alone.
Mistake 4: Not Planning for Growth
A 5-year-old who needs a bunk bed today will be 12 in seven years. Buy for the child they’ll be at 10–11, not the child they are now. This means a bed that can take a twin-length mattress (200cm), weight-rated for at least 80–100kg per bunk, and ideally configurable, some bunk beds can be separated into two singles as children get older and need their own rooms.
Mistake 5: Ignoring the Ladder Placement
Most bunk beds are designed with the ladder at one end. In a Dubai apartment bedroom, that might be the door end, the window end, or right next to the wardrobe. Think about which side of the room the ladder will occupy before ordering. In a custom build, we can position the ladder on either long side or either end, a flexibility that’s impossible with a stock piece.
Mistake 6: Assuming Assembly Is Straightforward
Flat-pack bunk bed assembly in Dubai’s heat (even indoors without AC running during assembly) is genuinely difficult. More importantly, incorrect assembly is the single biggest cause of bunk bed structural failure. If you’re not confident, either hire a professional assembler or buy from a manufacturer like us who delivers and assembles as part of the service. A bed that’s assembled incorrectly is not safe at any price point.
Budget Guide : What to Expect in AED
AED 400–900 : Budget / Flatpack
These are imported flatpack units, almost exclusively MDF or metal construction, sold through hypermarkets and discount furniture outlets. They can work in low-use scenarios (holiday apartment, spare room used occasionally) but are not appropriate for a child’s primary sleeping environment if used long-term. Structural integrity declines significantly within 1–2 years.
AED 1,000–2,500 : Mid-Range Imported
Better MDF construction with some solid wood structural elements. Reasonable for 3–5 years of use with careful treatment. You’ll find more size options, some drawer storage, and better finishes in this range. Brands sold through established Dubai furniture retailers fall here. Quality varies significantly, inspect before buying.
This is where you start getting into genuinely durable furniture. Solid rubber wood or solid pine construction with quality joinery. Locally manufactured or high-quality regional imports. These beds hold up 8–12 years with normal use. At Kustom Deco, our custom solid wood bunk beds typically start in this range.
AED 5,000–10,000+ : Premium Custom
This is furniture that will outlast your tenancy, and possibly your time in Dubai entirely, passing to the next owner of the apartment or going into storage for a future home.
What drives cost up:
Hardwood species (teak vs rubber wood vs pine)
Integrated storage (drawers under lower bunk, shelving at headboard)
Custom dimensions for non-standard rooms
Special finishes (two-tone, painted plus natural wood)
Trundle bed additions
What drives cost down without sacrificing safety:
Standard dimensions (200cm × 90cm twin)
Single-colour paint finish
Simple straight ladder (no angled or ship’s ladder variants)

Expert Tips from 20+ Years of UAE Furniture Making
1. Always order with the mattress in mind, not after.
Decide your mattress thickness first (10–14cm for bunk beds), then confirm the guardrail height on your chosen bed will be adequate. Don’t do this in reverse.
2. Request a sample of the finish before committing.
Any reputable furniture maker will provide a finish chip or sample. UAE sunlight is intense; what looks warm-white in a showroom can appear yellow under direct afternoon light. See it in your room, in your light.
3. Ask for under-bunk clearance in writing.
When ordering, confirm the exact measurement from the lower mattress top to the upper bunk underside. “Standard” means different things to different manufacturers. You want a minimum of 750mm; ideally 800mm for children who will grow.
4. Specify the ladder rung width.
A 60mm-wide rung is fine for a 5-year-old. A 12-year-old with larger feet will hang off the side. Ask for a minimum 90–100mm rung width if the bed will serve multiple children over many years.
5. In apartments above the 10th floor, anchor the bed to the wall.
Not because the bed will tip over on its own, but because vertical structures in high-rise buildings experience subtle micro-movement. An unanchored bunk bed against a wall will gradually migrate and create uneven load distribution on the legs. A single wall-anchor bracket at the upper bunk headboard is enough.
6. Air condition the room before taking delivery.
If you’re taking delivery of a solid wood piece in summer, run the air conditioning in the bedroom for 24 hours before the furniture arrives. This brings the room to the humidity level the wood will live in and minimises initial adjustment creaking.
7. Check all joints at 3 months and 12 months.
New furniture settles. Tighten all accessible bolts and connections at 3 months, this is the period of greatest movement. A quick check at 12 months catches anything the first tightening missed.
8. Buy a rail for the lower bunk too if your child is young.
The lower bunk is 30–40cm off the ground, not dangerous for an adult, but enough of a drop to disturb a very young or small child who rolls out in the night. Small side rails for the lower bunk are inexpensive and remove the concern entirely.
Conclusion: Your Next Step
Choosing a bunk bed for a Dubai home is not complicated once you know the right questions to ask. Start with safety — confirm the guardrail height, the structural material, and the weight rating. Then size correctly for your actual room, factoring in ceiling height and operational clearances. Choose a material that will hold up in UAE conditions, and set a realistic budget that reflects what you actually want this bed to do over the next 8–10 years.
If something is unclear or your room has unusual dimensions, a sloped ceiling, an awkward column, a room that’s shorter on one side, that’s exactly when a custom build makes sense.
