SPC (Stone Plastic Composite) Flooring

SPC flooring is, in our view, the best general-purpose flooring choice for Dubai’s indoor climate  and it’s what we recommend most often. The rigid stone-plastic composite core is completely waterproof, dimensionally stable under temperature cycling, and resistant to the indent damage that softer vinyl formats show under furniture legs over time. It doesn’t expand or contract meaningfully between seasons, which means no gapping in winter and no buckling in summer  the two most common failure modes we’re called to fix in Dubai apartments where the wrong product was installed.

Wear layer thickness determines surface durability: 0.3mm is residential light use, 0.5mm is standard residential, 0.7mm is heavy residential and light commercial, and 1.0mm is full commercial grade. We specify the right wear layer for each room’s traffic profile rather than defaulting to the cheapest option. SPC is available in a wide range of wood-look, stone-look, and abstract finishes  the visual quality of premium SPC at arm’s length is indistinguishable from the real material it references.

Luxury Vinyl Plank (LVP) Flooring

Luxury vinyl plank sits between standard vinyl and SPC in the flooring hierarchy a flexible vinyl core with a photographically printed décor layer and a wear layer on top. It’s warmer and slightly softer underfoot than SPC, which some clients prefer in bedrooms. The flexibility makes it more forgiving over minor subfloor imperfections, though it’s less rigid than SPC and more susceptible to indent under heavy static loads.

LVP is the right choice when underfoot comfort and installation budget are the primary criteria, and the room doesn’t experience the full AC temperature cycle  interior bedrooms, for example, where the temperature is more stable. Available in widths from 15cm to 23cm and lengths from 90cm to 183cm; larger format planks read as more contemporary. Click-lock installation means no adhesive is needed, which simplifies future replacement.

Best For: Master bedroom flooring, children’s bedrooms, rooms where a warmer underfoot feel is preferred over maximum rigidity, renovation projects on a controlled budget


Laminate Flooring

Laminate flooring remains a popular choice in Dubai, though it requires honest qualification for UAE conditions. Standard HDF-core laminate is not suitable for bathrooms or areas with water exposure  this is frequently ignored by buyers and always regretted. In dry areas of a Dubai home  living rooms, bedrooms, hallways  a quality AC4 or AC5 rated laminate performs well and offers the most realistic wood appearance at mid-range pricing.

The key specification for Dubai is an AC4 or AC5 wear rating (heavy residential to light commercial) and a minimum 8mm total thickness with attached underlay. Thinner laminate telegraphs subfloor imperfections and produces hollow-sounding footfall the acoustic signature of a cheap installation. We don’t install laminate below 8mm thickness regardless of client budget pressure, because the outcome reflects on our work.

Engineered Wood Flooring

For clients who want the genuine character of real wood without the dimensional instability of solid hardwood in Dubai’s climate, engineered wood is the answer. A real wood veneer layer  typically 2–4mm of genuine oak, walnut, or ash is bonded over a cross-ply plywood core that resists the seasonal movement that makes solid wood problematic in the UAE. The surface is real wood and finishes exactly like real wood; the construction underneath is engineered for stability.

Engineered wood can be refinished once or twice over its lifetime, depending on veneer thickness  which gives it a longevity advantage over vinyl formats. It’s the right choice for clients who want authentic wood character and are willing to maintain it correctly. In Dubai’s air-conditioned environment, maintaining 40–60% relative humidity in the room (a humidifier helps in the drier winter months) extends the floor’s life significantly. We advise on this honestly at specification stage.

Best For: Formal living rooms and dining areas in villas, master bedrooms where genuine wood presence is part of the brief, clients upgrading from older carpet or tile and wanting a premium long-term floor


Herringbone & Parquet Pattern Flooring

Herringbone and chevron parquet patterns are the most requested flooring aesthetic in Dubai’s premium residential market right now  and with good reason. The diagonal geometric pattern adds architectural interest to a room that a standard plank layout doesn’t, and it works exceptionally well in the open-plan living areas common in Dubai’s newer villa developments. We install herringbone patterns in SPC, LVP, laminate, and engineered wood the pattern is a layout specification, not a material category.

The installation requires more precision and generates more material waste (typically 10–15% more than straight plank installation)  both of which affect labour time and material cost. We factor this into every herringbone quote accurately, so the final cost reflects the actual work. A poorly laid herringbone pattern  inconsistent joint spacing, diagonal drift over a long run  is one of the most visually obvious installation failures in flooring. We’ve corrected enough of them to know this.

Best For: Open-plan villa living areas, hallways and entrance lobbies, any room where the floor is a design feature rather than a neutral backdrop


Carpet Flooring

Carpet retains a strong place in certain UAE room applications  bedrooms, children’s play areas, home theatres, and prayer rooms where a soft, warm underfoot surface is specifically desired. We supply and install carpet in loop pile, cut pile, and cut-and-loop constructions, in wool-blend and synthetic fibre options. For UAE conditions, solution-dyed nylon or polypropylene carpets are the most practical choice  they resist fading under the UV that enters through Dubai’s large windows, and they clean more easily than wool-based products.

We don’t recommend carpet for high-traffic areas, kitchens, or any room with direct outdoor access in UAE conditions  the dust and sand that enters UAE homes during shamal season embeds in pile carpet and is extremely difficult to remove fully. In the right rooms, with the right specification, carpet adds comfort and acoustics that hard floor formats can’t match.

Commercial & Office Flooring

Commercial environments require flooring specifications that residential products aren’t built for. We supply and install commercial-grade SPC, luxury vinyl tile (LVT), commercial carpet tile, and epoxy resin flooring for offices, clinics, retail spaces, and hospitality venues across the UAE. Commercial flooring specifications start with the anticipated foot traffic volume, cleaning protocol requirements, slip resistance rating (particularly relevant for clinics and food service environments), and acoustic performance where noise transfer between floors matters.

For open-plan offices, commercial carpet tile is often the optimal choice  modular format allows individual tile replacement when a section is damaged, and the acoustic attenuation reduces the noise level of a busy office meaningfully. For clinics and healthcare environments, commercial LVT with antimicrobial treatment and fully heat-welded seams is the standard specification we recommend.

How to Choose the Right Flooring for Your Dubai Home

Room-by-Room Material Selection

The single most common flooring mistake in Dubai is applying the same material choice to every room regardless of the specific conditions each room faces. A kitchen and a bedroom have completely different requirements; a bathroom and a living room are in entirely different risk categories for water exposure. Here’s the honest room-by-room guide:

Living rooms and hallways: SPC or quality laminate (AC4+). These areas need hardwearing, easy-clean surfaces that look good under furniture. SPC’s dimensional stability is an advantage here given temperature cycling from external doors.

Bedrooms: LVP, laminate, engineered wood, or carpet. Traffic is lower, temperature is more stable, and underfoot comfort becomes a valid priority. Carpet is genuinely appropriate for master bedrooms in UAE villas where it’s not exposed to the main traffic flow.

Kitchens: SPC or ceramic tile only. Water exposure is certain; any material that isn’t fully waterproof is the wrong choice regardless of price or appearance.

Bathrooms: SPC or ceramic/porcelain tile. Non-negotiable on waterproofing. Slip resistance rating (R9 minimum for domestic bathrooms, R10–R11 for wet areas) should be specified.

Children’s rooms: SPC or LVP. Waterproof, easy to clean, durable under the specific abuse that children’s spaces generate.

Understanding UAE’s Climate Impact on Flooring

The UAE’s climate creates two flooring challenges that most imported flooring specifications aren’t designed for. The first is temperature cycling the daily and seasonal movement between outdoor heat and air-conditioned indoor temperatures creates expansion and contraction in floor materials. SPC and ceramic tile handle this well; standard laminate and solid hardwood handle it poorly. If you’ve ever seen gapping appear in a Dubai apartment’s laminate floor in winter and then close up in summer, you’ve seen this in action.

The second challenge is subfloor moisture. Many UAE apartment buildings  particularly those built in the early 2000s  have concrete subfloors with residual moisture that affects moisture-sensitive flooring products. Before installing any wood-based flooring (laminate, engineered wood), we conduct a moisture reading. If the reading exceeds the product’s tolerance, we apply an appropriate moisture barrier. Thickness, Underlay & Transition Details

The total installed height of a flooring system  product thickness plus underlay  affects transitions to adjacent rooms and to fixed elements like door frames and kitchen cabinetry. In UAE apartments where rooms are often separated by tile thresholds already at a higher level, getting this calculation wrong creates a tripping hazard or a cosmetically poor transition.

SPC flooring is typically 4–6mm thick with a 1–2mm attached underlay, for a total of 5–8mm. Laminate ranges from 7–12mm plus underlay. These differences matter at doorways and when transitioning from existing tile. What Affects Pricing?

Material grade is the primary variable  and the difference between a 0.3mm and a 0.7mm wear layer in SPC is a difference in how many years the floor holds up, not just in price. Room geometry affects installation complexity: a rectangular room lays faster than an L-shaped room with multiple alcoves, door openings, and kitchen island cut-outs. Pattern choice matters: herringbone installation uses more material and more labour than straight plank. What flooring works best in Dubai’s climate?

SPC (Stone Plastic Composite) is the most climate-appropriate flooring for most Dubai indoor applications. Its rigid core doesn’t expand and contract meaningfully under the temperature cycling between outdoor heat and air-conditioned indoor temperatures  the failure mode that makes standard laminate gap in winter in many Dubai homes. It’s also fully waterproof, which is relevant given the water exposure risk in kitchens and the occasional plumbing leak that occurs in apartment buildings.

For rooms where water exposure isn’t a risk and you want genuine wood character, engineered wood performs acceptably in Dubai if the indoor humidity is managed (40–60% RH). Maintain a consistent room temperature and consider a humidifier in the drier winter months. We’ll advise on this specifically if you’re considering engineered wood.

How long does a flooring installation take?

A single room (20–30 sqm) in standard plank layout typically takes one day for a professional team including preparation and threshold finishing. A full apartment (80–120 sqm) in straight plank layout takes 2–3 days. Herringbone pattern installation adds 30–50% to the time estimate for the same area. We give you an accurate installation timeline in the written quote, based on actual area and complexity, not an optimistic estimate.

Do you supply and install across all UAE Emirates?

Yes Dubai, Abu Dhabi, Sharjah, Ajman, Ras Al Khaimah, Fujairah, and Umm Al Quwain. Site visit scheduling and installation timing are confirmed by location. Travel charges may apply for projects significantly outside Dubai; this is stated clearly in the quote.

What warranty covers your flooring installations?

Our installation workmanship is warranted for 12 months  covering joint integrity, pattern alignment, threshold finishing, and any installation-related issues. Product warranties vary by manufacturer: most quality SPC products carry 10–25 year residential warranties from the manufacturer for manufacturing defects. We’ll tell you the specific product warranty at specification stage. Damage from water ingress to a non-waterproof product (installing laminate in a bathroom, for example) is not covered  which is why we advise against those combinations in the first place.

Can I see flooring samples before committing?

Yes. Physical samples of every product we carry are available in our Arjan showroom, or we bring relevant samples to your site visit. Seeing a flooring sample in your actual room  under your specific lighting, against your existing walls and furniture  is far more accurate than a decision made in a showroom. We recommend it and actively facilitate it.

What if my floor has an unusual shape or multiple levels?

Non-standard room geometry  L-shapes, alcoves, curved walls, step-downs, raised platforms  is routine for us. We measure and account for all of it in the material calculation and the installation timeline. Unusual subfloor conditions, existing tile that needs to come up, or significant level differences between rooms are assessed on site and quoted transparently.

How does your pricing compare to flooring retailers in Dubai?

Furniture and flooring malls in Dubai present an attractive product but the price on the ticket rarely includes professional installation, threshold work, skirting, subfloor preparation, or waste removal  all of which are separate contractor items. Our quoted price is all-inclusive for a fully finished floor. On a like-for-like basis same product, properly installed with all finishing our DTC pricing is consistently competitive and often lower, because the retailer’s margin and the separate installer’s quote are both removed from the equation.

Is furniture removal included?

Light furniture removal and replacement (sofas, chairs, beds) is included in our standard installation service. We don’t remove fixed cabinetry, large appliances, or heavy built-in furniture. If a room has significant contents that need to be cleared, discuss this at the site visit and we’ll confirm what’s included in your specific project scope.

Can you install flooring in occupied apartments?

Yes  we manage noise, dust, and access carefully for installations in occupied properties. We use dust containment where required and adhere to building management installation hour restrictions. For multi-room renovations in occupied apartments, we typically work room by room so the apartment remains partially usable throughout. Discuss your specific situation at the site visit and we’ll structure the installation schedule accordingly.

Do you handle subfloor levelling?

Yes. Minor subfloor imperfections (up to 3mm over 2 metres) are addressed with self-levelling compound as part of standard preparation. Significant levelling work  more than 5mm deviation, large area coverage, or structural remediation  is assessed on site and quoted separately. We won’t install flooring over a subfloor that will compromise the finished result, and we’ll tell you clearly if levelling is required before any installation begins.

What care does SPC flooring require?

Sweep or vacuum regularly to remove the abrasive dust and sand particles that are the primary cause of surface wear in UAE homes. Damp mop with a pH-neutral cleaner avoid steam mops, which can soften the adhesive in some SPC constructions. Use felt pads under furniture legs to prevent indent marks. Avoid dragging furniture across the surface. Do not use abrasive cleaners or wax-based polish. We provide specific care instructions for your product at handover.

Can you match new flooring to an existing floor?

Colour-matching to an existing installed floor is possible but not guaranteed manufacturing batches vary, and an existing floor will have aged and developed patina that a new installation won’t replicate immediately. If matching is a priority, we’ll source samples from the closest available options and bring them to your property for comparison before committing. In our experience, a deliberate contrast (different room, different floor) often reads better architecturally than a close-but-not-quite match.

Do you install skirting boards as part of the flooring project?

Yes  new skirting board installation or skirting board reinstatement after flooring installation is included in our standard service. We carry skirting board profiles in MDF primed (ready for paint) and in several pre-finished options. Profile and height are agreed at the site visit. If your existing skirting boards are in good condition and can be reinstated after the new flooring, we do that rather than replacing unnecessarily.

Is flooring installation noisy? What do I tell my neighbours?

Flooring installation generates impact noise during subfloor preparation and board laying. In apartment buildings, we recommend notifying your downstairs and adjacent neighbours before installation begins. Many UAE buildings require a NOC from building management for renovation work  we’ll advise you on this based on the building type during the site visit. We adhere to Dubai Municipality and building management permitted working hours for renovation noise.
