3-Seater Office Sofas

The standard format for most commercial reception and waiting areas. At 180cm to 220cm wide, a 3-seater accommodates three adult visitors with appropriate personal space  important in a professional context where strangers share seating. We build these with the option of a centre armrest (which creates a natural physical boundary between the three seat positions) or without (which gives more seating flexibility when the space fills up).

For high-traffic waiting areas large clinics, busy real estate offices, corporate receptions we specify 30kg/m³ commercial foam as standard, with a higher-density seat cushion base and a softer comfort layer above. This dual-layer construction maintains the sofa’s profile and firmness under heavy daily use far longer than a single-density foam fill.

Modular & L-Shaped Office Sofas

For larger commercial reception areas, breakout zones, and hotel lobby seating arrangements, a modular sofa system gives you the configurability that fixed sofas can’t. We build modular office sofas as individual units  corner pieces, armless seat sections, end sections with armrests  that connect together in any configuration the space requires. The arrangement can be reconfigured without tools as the space’s use evolves.

How to Choose the Right Office Sofa for Your Dubai Space

Size, Configuration & Traffic Volume

The first question for any office sofa brief is not “how big?” but “how many people, how often, and doing what?” A reception area that seats 4–6 waiting visitors at peak times needs a different configuration than a boardroom ante-room that holds 2 people for 10 minutes. The sofa specification seat count, depth, firmness, fabric grade  follows from that usage profile, not from a catalogue preference.

For waiting areas, allow 50–55cm of seat width per person for business-context seating with appropriate personal space. A 160cm 3-seater gives 3 people exactly that. In a casual creative agency setting, 45cm per person is fine and a 160cm sofa seats 3 comfortably. For modular configurations, work from the room’s dimensions and visitor flow: traffic lanes through a reception area need to remain clear, and the sofa should frame the space without blocking movement.

UAE office spaces have a common configuration challenge: reception areas in Business Bay and DIFC towers often have narrow entry zones where a 220cm sofa simply doesn’t fit without blocking the lift lobby. A 160cm 2-seater plus two single chairs in an L-arrangement is frequently the right answer and it’s a configuration no retail furniture solution offers ready-made.

Velvet and standard linen are not appropriate for commercial waiting-area sofas. They photograph beautifully and perform poorly under traffic. We’ll always tell you this directly in the specification process  the brief we produce should still look good in three years.

What warranty covers your office sofas?

12 months structural warranty covering frame integrity, upholstery seam integrity, and leg fixing function. Normal surface wear from commercial traffic is not covered but our commercial fabric and foam specifications are selected precisely to resist this. Yes, always. For offices outside Dubai, we courier samples to your address. Sample requests via WhatsApp are typically dispatched within 2 working days.

What if my reception area has non-standard dimensions?

Standard sofa sizes exist to serve catalogue retailers. Our production process starts from your dimensions. A 3-seater that’s 175cm wide to fit a specific wall section. A sofa that’s 65cm deep to clear a traffic lane. A bench that runs 320cm along a reception wall. All normal briefs for us, and none generate a surcharge. We’ll flag if a requested dimension creates a structural or ergonomic issue  and we’ll tell you why and what we recommend instead.

How does your pricing compare to commercial furniture retailers?

Commercial furniture in Dubai carries multiple layers of supply chain margin  importer, distributor, dealer, and often an interior fitout contractor’s markup on top. Our DTC pricing removes all of these. Is delivery and installation included?

Yes. Our team delivers, positions, assembles where required, and confirms every piece with your site contact. All packaging is removed from site. No tools required from you or your team.

Can I order office sofas for a large commercial project or hospitality venue?

Yes large commercial and hospitality projects are a core part of what we do. Hotel lobby seating, large medical centre waiting areas, airport lounge-style configurations, multi-location office rollouts. What payment methods do you accept?

Bank transfer, major credit and debit cards, and cash at the showroom. A 50% deposit confirms your order. Balance is due before or on delivery. Formal invoice and receipt issued for all transactions. For large commercial projects, payment scheduling can be discussed at brief stage.

Can I modify the order after confirming?

Fabric and leg finish changes can sometimes be accommodated in the first 1–2 days of production depending on stage. Frame and dimension changes cannot be made once construction has begun. This is why we invest time in getting the specification right before production starts. If you need a change, WhatsApp us immediately  the sooner we know, the more options we have.

What care do commercial office sofas require?

PU leatherette: wipe clean with a damp cloth, mild soap solution for stains. Avoid abrasive cleaners or high-concentration disinfectant sprays, which degrade the surface over time. For clinical environments using medical-grade cleaning products, specify this at brief stage  we’ll select a PU grade rated for those cleaning agents. Performance fabric: spot-clean with mild soap solution, allow to dry naturally. Aquaclean fabric can be cleaned with water only. We provide specific care instructions with every delivery.

Do you make accessible seating for waiting areas?

Yes. Seat height is specified at the brief stage  standard commercial seat height is 45–48cm, but we build at any height within the structural range. Higher seat heights (50–55cm) are appropriate for elderly visitors or post-surgical patients who need to rise from a seated position with less hip flex. Armrest configuration and firmness can also be specified with accessibility requirements in mind.

Can I order office sofas in a specific brand colour?

Yes colour matching is a service we offer for commercial briefs where brand consistency is a requirement. From a RAL, Pantone, or brand colour reference, we’ll identify the closest match in our fabric library and present options for your approval before production. For commercial orders involving brand-specific colour, we recommend a physical sample confirmation before confirming the specification.
